BA系统的功能包含管理监控建筑内的所有设备，包括建筑内的空调通风系统、照明系统、电梯系统、停车系统、消防系统、给排水系统等。

(1) 冷冻水供水温度、压力监测；冷冻水回水温度、压力监测；水流量监测；冷冻泵启停控制和状态显示；冷冻泵过载报警。

(2) 冷却水进出口温度监测；冷却水最低回水温度控制；冷却水泵启停控制和状态显示；冷却水泵故障报警。

(3) 冷却塔风机启停控制和状态显示；冷却塔风机故障报警。

(4) 补水泵的启停控制和故障报警。

(5) 补水箱的高液位、低液位、溢流液位监测及报警。

(6) 冷水机组与相应冷冻水泵、冷却水泵、冷却塔启动和停止顺序控制。

(7) 变流量水系统中对旁通阀的控制。
